Booking & Reservations
How do I book a property?
You can book directly through our website using the availability calendar and Book Now button on each property page. We also accept bookings by phone at 575-652-1972 or email at jessica@rockcanyonmgmt.com.
What is your cancellation policy?
Cancellations made 30+ days before check-in receive a full refund minus a $50 processing fee. Cancellations 14–30 days prior receive a 50% refund. Cancellations within 14 days are non-refundable. We strongly recommend travel insurance.
Do you offer instant book?
Select properties offer instant book through our OwnerRez-powered booking system. Other properties are typically confirmed within 2–4 hours during business hours.
Is a security deposit required?
A refundable damage deposit is required for most properties. The deposit amount varies by property and is fully refunded within 7 days of checkout, assuming no damages.
Properties & Amenities
Are pets allowed?
Pet-friendly properties are clearly marked in our listings. We require advance approval for all pets and a refundable pet deposit. Weight and breed restrictions may apply.
Is parking available?
All RCMG properties include dedicated off-street parking. Parking capacity varies by property and is listed in each property's details.
What amenities are included?
All properties include high-speed WiFi, fully equipped kitchen, quality linens and towels, and basic toiletries. Premium properties include additional amenities such as hot tubs, fire pits, game rooms, and more — detailed on each listing.
Check-in & Check-out
What time is check-in and check-out?
Standard check-in is 4:00 PM and check-out is 11:00 AM. Early check-in and late check-out may be available upon request, subject to availability and additional fees.
How do I access the property?
Detailed check-in instructions including keypad codes or key lockbox information are sent via email 24–48 hours before your arrival. Our team is available 24/7 for any access issues.
Property Management
How does RCMG market my property?
We list on all major platforms (Airbnb, VRBO, Booking.com) while also driving direct bookings through our website to minimize OTA fees. We invest in professional photography, dynamic pricing, and targeted digital advertising.
What are your management fees?
Our management fee structure is 15–20% of gross rental revenue depending on property type, location, and services required. Contact us for a personalized revenue estimate for your property.
Payments
What payment methods do you accept?
We accept all major credit cards (Visa, Mastercard, Amex, Discover), ACH bank transfer, and digital payments. Payment is processed securely through our OwnerRez booking system.
When is payment due?
A 50% deposit is due at the time of booking. The remaining balance is due 30 days before check-in. For reservations made within 30 days, full payment is due at booking.
